Hello Fellow Sun City Center Neighbors and Friends,

As the weather begins to warm up, I hope these Notes find you all in good health and enjoying the approach of summer.

We continue to watch for the release of TWC Enterprises Limited’s (the parent company of ClubLink) 2023 annual report, but it has not been published yet.

The only remaining ClubLink, USA, operating golf courses in the U.S. are in Florida. They are:

Eagle Trace – Coral Springs, FL

Palm Aire Country Club – Pompano Beach, FL

Club Renaissance Golf Club – Sun City Center, FL

Scepter Golf Club – Sun City Center, FL

Given that at their peak, there were 13 ClubLink operating golf properties in Florida, it seems that ClubLink prefers real estate development to operating golf courses, at least in this neck of the woods.

Interestingly, after two years from when ClubLink made their announcement about the changes they planned for Sun City golf courses, there have been no filings by ClubLink or a developer to proceed with any development or rezoning in Sun City Center or Kings Point to date.

The battle over Pebble Creek Golf Course in New Tampa Hillsborough County continues. The Hillsborough County Commissioners defeated the rezoning of the course on July 18, 2023, in a 5 to 2 vote, halting GL Homes’ proposed plan for some 250 single family homes in the community.

GL Homes has sought legal redress in the 13th Judicial Circuit court, seeking to overturn the Hillsborough County Commissioner’s decision. On Jan. 12, 2024, the County filed its response. No decision has been made at this point, but the County’s filing provides excellent input for our case against development of the courses in Sun City Center and Kings Point.

Another of our neighboring courses in Hillsborough County – Walden Lakes Golf Course in Plant City – is also seeking resolution after the Plant City Planning and Zoning team denied a Preliminary Plat request filed with them by Walden Lake, LLC , the developer.

We are continuing to monitor these situations as they proceed.
